How to Identify Motivated Sellers
To find motivated sellers, you have to look for them in the right places. It's a bit like fishing you will go where the fish are biting and when you have discovered where they are biting you will have the right bait on your line, so you can hook them and reel them in.
But first you need to understand the mindset and characteristics of a motivated seller and what are the reasons that make them interested in selling in the first game? Here are a few of these properties.
1) You desperately need to sell due to circumstances.
2) They are looking for a quick solution to their problems.
3) They are not able to time or do not have money to sell their house the traditional way.
4) You may be their last hope of ease their burden.
Let's face it a large chunk of your success as a real estate investor will be based on your ability to distinguish between motivated sellers and the non-motivated seller. The non-motivated seller you want to stay far away from because they will only waste your precious time, frustrate you and leave you wondering if real estate market is really for you.
You will never convince a non-motivated seller to become a motivated seller, unless you're willing to pay retail prices their house. So it is important that you quickly and effectively monitor your vendors to determine whether they are motivated or not.
Some of the issues you should ask in the screening process are:
Would you sell your house for what you owe on it?
If seller answers yes to this questions they are really motivated and you should be able to get a free house by taking over the debt or nearly free housing with debt plus some cash given to the seller.
Would you let me buy your house by taking over payments?
If seller answers yes to this question they are really motivated, and you should be able to offer a solution to a lease option or other form of owner financing "subject to" deal.
I am a real estate investor, and I'm about to make a profit, so I can not pay retail prices for houses. Do you have a problem with it?
If the seller answers no to this issues that they do not have a problem, they are really motivated and after some negotiations you will be able to get their property at a substantial discount.
Are you willing to accept some creative financing terms that will allow me to buy your house?
If seller answers yes to this question, they are really motivated and you should be able to craft an offer and close an agreement that implies some form of owner financing.
It is concluded that as a realtor investor, you will save yourself a lot of frustration by identifying and ascertaining whether or not your seller is truly motivated. Always remember that a motivated seller is someone who must sell.
